Aotea Studios Project – 2015 - Current
In 2014 Auckland City Council commenced the development on a project to design and build new performing arts related studios and related support and administration spaces that connect with the Aotea Centre and in the process provide Auckland with a significantly expanded and attractive Arts Precinct
The purpose of the consultancy was to develop a business case that would guide and inform the development of the Aotea Centre and Square into a major arts precinct. It involves the addition of studio and ancillary spaces to meet the needs of key arts partners and associated arts organisations as well as Regional Facilities Auckland, Auckland Live and Auckland Conventions.
In Stage 1 (2015) we completed three key tasks to develop this case:
Market Demand and Needs Analysis
Development Plan
Business Case Development
Outcome: Project allowed to proceed to Concept Design
Stage 2 (2017) included:
Initiating a formal Investment Logic Mapping Process.
Reviewing the need/demand analyses for both arts and commercial spaces and identifying the potential users of the various spaces.
Completion of an economic impact assessment study
Developing a detailed 7-year operating budget model including recoverable and non-recoverable staffing costs
Outcome: Business Case accepted and project approved for full Design
Stage 3 (2017 – 2018)
Development of the terms for a MOU and future lease between RFA and the anchor arts tenant, the Auckland Philharmonic Orchestra.
Prepare Design EOI and full Design Services briefs
Prepare stakeholder engagement strategy and materials
Key Innovations included:
Introduce the Investment Management Mapping process into the project.
Developed an innovative methodology to forecast future operating costs for the facility.
Facilitated consideration in terms of the dynamic precinct environment by the client.
Randall Arts Management team included RÈA Consulting (Richard Evans), Richard Stuart Theatre Planner, Smart Logic (ILM process) and Lawrence Consulting (economic impact assessment)
The Lead Design Team (ARM Architecture) has now been appointed and the project is proceeding.
